What a room costs, month by month
What a night costs on Naxos, Paros, Milos, Rhodes, in Nafplio and on Kefalonia through the year, as booking and analytics sites showed it when we read them on 7 Oct 2026, with the national hotel averages as a yardstick and the stay fee every guest pays. Use it to pick your season, not as a quote.
How to read it: holiday rentals and hotel rooms are counted differently, so compare like with like. Each figure names what it measures and links to the page we read.

Booking tips from the same pages: Book a holiday rental at least 74 days before the stay for the best price (KAYAK). KAYAK says Tuesday is the cheapest night for Naxos hotels (57 euros on average) and Wednesday the dearest (208 euros on average). KAYAK says holiday rentals on Naxos are on average cheaper than hotels. Travel blog tip (Distratech, 2026): Agios Prokopios is the best value base on Naxos.

Booking tips from the same pages: Book at least 45 days before the stay for the best price (KAYAK). KAYAK says Monday is the cheapest night for Milos hotels (99 euros on average) and Wednesday the dearest (457 euros on average). Travel blog tip (Distratech, 2026): Adamas, the port town, has cheaper rooms than Pollonia; Milos is about 25 euros a night dearer than Naxos for similar comfort.
Rhodes Dodecanese

Booking tips from the same pages: Book a hotel at least 87 days before the stay for the best price (KAYAK). KAYAK says Sunday is the cheapest night for Nafplio hotels (76 euros on average) and Saturday the dearest (379 euros on average); Sunday is also the cheapest night for holiday rentals. Avoid Easter weekend if price matters: occupancy hit 95 percent at Easter 2025 (anagnostis.org).
Kefalonia Ionian Islands

Booking tips from the same pages: KAYAK says holiday rentals on Kefalonia are about 40 percent dearer on average than hotels, so compare both. Outside Argostoli, Sami offered double rooms from 59 euros in early October 2026 (KAYAK).
The stay fee in 2026
Climate crisis resilience fee (in Greek: τέλος ανθεκτικότητας στην κλιματική κρίση), which replaced the old overnight stay tax. It is charged per night and per room or apartment, is paid by the guest and is collected by the property before departure. April to October: hotels with 1 or 2 stars 2.00 euros, 3 stars 5.00 euros, 4 stars 10.00 euros, 5 stars 15.00 euros; rented furnished rooms and apartments 2.00 euros; short term rentals 8.00 euros, or 15.00 euros for detached houses over 80 square metres; tourist villas 15.00 euros; tourist furnished residences 8.00 euros under 80 square metres and 15.00 euros from 80 square metres. November to March: hotels with 1 or 2 stars 0.50 euros, 3 stars 1.50 euros, 4 stars 3.00 euros, 5 stars 4.00 euros; rented furnished rooms and apartments 0.50 euros; short term rentals 2.00 euros, or 4.00 euros for detached houses over 80 square metres; tourist villas 4.00 euros; tourist furnished residences 2.00 euros under 80 square metres and 4.00 euros from 80 square metres. These amounts apply from 1 January 2025 under decision A.1202/2024 (Government Gazette B 7301 of 31 December 2024). AADE's questions and answers of January 2026 confirm the fee is charged per night and per room and that free stays are not charged. No change of the amounts for 2026 was found.
Across Greece: the hotel yardstick
National averages for all of Greece from the monthly survey of ITEP, the research institute of the Hellenic Chamber of Hotels, as reported in the Greek press. They are a yardstick only, not the price in any one place.

Holiday rental market, whole year, in US dollars
Analytics sites that track short term rentals publish whole year figures in US dollars for whole homes of every size. They are a different measure from the euro prices above, so we keep them apart.

When prices jump
- Naxos, Paros and Milos. 15 August: on 15 August 2026 the newspaper Ta Nea reported occupancy in Cycladic accommodation close to 100 percent and very high prices for the holiday weekend; its price examples are Tinos and Aegina, not this island, so no island figure is sourced. tanea.gr
- Nafplio. Easter: local Argolida news site anagnostis.org reported hotel occupancy in Nafplio reaching 95 percent for Easter 2025, with many hotels already showing sold out (article of 18 April 2025, source: https://www.anagnostis.org/2025/04/18/den-tha-peftei-karfitsa-sto-nafplio-to-pascha/). No price figure for Easter was given. anagnostis.org
- Kefalonia. 15 August: the feast of the Virgin Mary near Markopoulo village, where small harmless snakes appear at the church each year, draws pilgrims and visitors (travel.gr, 11 August 2026, source: https://www.travel.gr/experiences/dekapentaygoystos-me-katanyktiki-at/). No price or occupancy effect is sourced. travel.gr
What we could not verify
- No Greek press, hotel association, INSETE or ELSTAT figure for room prices in these six places was found when we looked on 7 Oct 2026, so the place figures come from booking and analytics sites. Most of those pages carry no date of their own: each figure shows the date we read it.
- Naxos: KAYAK names June as the cheapest hotel month at 46 euros on average, which clashes with Airbnb's June average of 112 euros and KAYAK's own August figure of 332 euros, so we left it out.
- Paros: two KAYAK pages disagree (the island page names November at 48 euros as the cheapest hotel month and August at 376 euros as the dearest; the Paros town page names January at 56 euros and June at 275 euros), so we show neither.
- Naxos and Paros: Airbnb's January and December averages sit above its spring figures, probably because only a few, larger homes stay listed in winter.
- Milos: KAYAK names June, not August, as the dearest hotel month (326 euros on average); with no second source we left it out. Airbnb's Milos page showed no month by month table.
- Rhodes: KAYAK averages mix room only and all inclusive rates.
- Nafplio: Easter is sourced for occupancy only (95 percent at Easter 2025), not for price.
- Kefalonia: no July or August figure was found, and KAYAK's holiday rental page mixes in other places, so its month pattern is doubtful.
